What Semi-Custom Is Not
Semi-custom is not fully custom. You're not bringing in an architect, you're not starting with a blank page, and you're not redrawing rooms to fit your taste. If that's what you want, and some buyers do, you need a custom builder, and we'll tell you that honestly.
What Semi-Custom Is, In Our Process
Semi-custom at Primera Casa means three specific things:
- You choose your floor plan from four options. The Alyssa, the Pasqual, the Luna, or the Perla. Each one has been built repeatedly and refined based on how Southwest Florida families actually live.
- You choose three things: flooring color, countertop color, and exterior accent paint. That's it. The flooring brand and material are pre-selected (vinyl plank in wet areas, stain-resistant carpet in bedrooms). The countertop material is Manta Quartz. The exterior body is white satin, you choose the accent band color (Sahara or Graystone).
- You don't redraw the structure. Walls stay where they are. Bedroom counts stay what they are. Plumbing stays where the plan placed it. We can't move the kitchen to the other side of the house, change a bedroom into an office, or expand the primary suite.
Why We Structure It This Way
Fully custom homes are expensive for two reasons most buyers underestimate: the design phase, and the build complexity. Every custom home requires architectural drawings, engineering, multiple revision cycles, and one-off subcontractor pricing because the build doesn't repeat. That adds time and a lot of cost.
Our four floor plans have been built dozens of times. Our subcontractors know them. Our material orders are predictable. That's how we deliver new homes starting in the low $300s, by removing the parts of home building that cost the most without changing how the home feels.
What You Actually Get
Within our process, every home comes with:
- Whirlpool stainless appliances (25cuft fridge, range, microwave, dishwasher)
- Manta quartz countertops in kitchen AND bathrooms (most builders at our price point use laminate in bathrooms)
- White solid wood cabinetry
- Impact glass windows in bronze
- Steel-reinforced concrete block construction
- Air-conditioned walk-in closets
- R-30 ceiling insulation
- 200-amp electrical service
That's what makes the home yours. The structure is shared with other Primera Casa homes, but the materials and the experience inside are genuinely good.
Is This Right for You?
Semi-custom works well if you want a brand-new home, you want it priced accessibly, and you're more interested in how the home lives than in re-engineering the layout. It's not right if you have a very specific architectural vision or unusual needs that don't fit our plans.
If you're not sure which side you're on, the easiest way to find out is to look at our four floor plans. If one of them is close to what you'd want anyway, we're a fit. If none of them feel right, you probably need a custom builder.
