Can you build on a Cape Coral canal lot?
Yes. We build on freshwater and gulf-access canal lots. Seawall, dock, and lift work is contracted separately. Setback requirements from the water are stricter, so floor plan options may be slightly narrower on canal lots. -
My Cape Coral lot is on well and septic. Should I switch to city utilities before building?
Depends on when the city utility expansion is scheduled for your block. If utilities are coming within a year or two, it may make sense to wait or plan for assessment costs. We'll help you think through this before you commit. -
Are there flood insurance requirements for Cape Coral homes?
Depends on your specific lot's FEMA flood zone designation. Many Cape Coral lots are Zone X (preferred, no flood insurance required). Others are Zone AE or VE with mandatory flood coverage. We check your specific address before quoting. -
Do you build in specific Cape Coral neighborhoods?
